Design

Unlike typical PM services, ExLT is able to thoughtfully and expertly guide both the design team and the client through programming, concept and design phases. With trained design and architectural background, we are better suited to call out and mitigate any high-risk design, options for value-engineering and reasonable expectations and deliverables. We also review all drawings with precision and hold the designers accountable for any changes or errors along the way.

project controls

ExLT will streamline and manage all project files, financial information and meeting minutes for client use. We work with you to align on reporting format and meeting cadence and other back-of-house expectations, empowering the client to report effectively and confidently to all stakeholders. Once the project is completed we will make sure you have all necessary warranty items, legal documentation and owner manuals.

Construction

ExLT has experience working with many General Contractors in various capacities on a global scale. Our role is to ensure the RFP is clear and aligned across all bidders, level bids, review proposed team and timelines and make recommendations for client approval. Throughout the project lifespan, ExLT holds the GC accountable for schedule adherence, budget, bid responses and methods of procedure.

rfp & proposals

ExLT will write RFPs and respond to proposals on the client’s behalf. We engage the client in all decision-making and receive approval before any information is shared with potential vendors. The RFP process is one that requires finesse and excruciating detail on the frontend. We find the result of that hard work upfront pays off exponentially in the long run as it relates to scope inclusion, GMP adherence and change order avoidance.

Procurement

Means of procurement vary by project. ExLT is here to help streamline that process. We have a strong network of vendors for furniture, security, and AV and leverage those relationships to provide the most competitive pricing for our clients. We review all proposals, distribute shop drawings and cut-sheets to the GCs and subs. Additionally, ExLT ensures the vendor timelines work within the GC activities. In special cases ExLT may procure items on the client’s behalf.

ExLT boasts extensive signage expertise whether it is only a part of the project scope or signage is the project itself. We have completed rebranding programs for highly visible entertainment venues, global corporate rebranding programs as a result of mergers and acquisitions and a 3-year multi-phase national retail joint-brand-venture with immense success. Our preferred signage vendors are world class.
